About the role
The purpose of this co-op/intern role is to gain an in-depth understanding of the mechanical, electrical, and plumbing (MEP) systems via national site assessments that require up to 75% travel . The value you will deliver will be summarized in client reports or databases of observed MEP equipment condition in buildings across various markets. Our Fortune 500 clients expect you to be part of the “best team on the field” solutions to their property condition questions. Each intern will conduct asset surveys in existing buildings, write property condition and energy assessment reports, and support architectural and MEP staff across the globe.
In the early weeks to months of the co-op, supervised site visits focused on asset data collection will be a top priority to bring each new team member up to speed rapidly.
Our projects revolve around delivering data to our clients in a timely manner. Project management responsibilities include self-scheduling, coordinating, and performing site visits throughout the US, followed by research to confirm site observations, and finally reporting to communicate findings.
Each team member is expected to lead multiple projects simultaneously (ideally 2-3 at a time).
This position requires frequent travel - up to 75% and can be performed remotely (as long as candidate is within 30 minutes of a major airport).
What you'll do
Conduct walk-through surveys (from 1 hour to multiple days) to assess condition of mechanical, electrical and plumbing systems. This may require climbing two-story ladders or going up in a lift (lift operating certification is a plus)
Interview property owners, occupants, key site personnel and local government officials to obtain information concerning the subject property's condition
Review repair/improvement cost information, certificate(s) of occupancy, maintenance reports and logs, Building and Fire Department inspection reports, and similar information to determine the condition of the building
Document the condition and physical deficiencies of a property by taking photographs
Prepare estimated costs to remedy building deficiencies in an immediate time period and capital reserve time period (5 to 50 years)
Communicate effectively to achieve client goals
Other duties as assigned
What you'll need
Currently pursuing (or have already graduated with) a Bachelor’s degree in Mechanical Engineering or Electrical Engineering
1-2 years of previous co-op experience – preferably focused on commercial building evaluation or commercial design experience, with a general understanding of MEP building systems.
Previous building evaluation or Property Condition Assessment (PCA) reporting experience is preferred
Excellent written and verbal communication skills
Strong analytical skills
Ability to provide timely and professional customer service to Fortune 500 clients.
Ability to effectively present technical information to non-technical clients.
Familiarity with financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and/or commissions.
Ability to adaptively solve problems in high-pressure situations. Requires strong analytical and quantitative skills.
Proficiency in Microsoft Office Suite (Teams, Excel, Word, Power Point, Outlook, etc.)
Proficiency in computer and smart phone programs, which may include PDF programs, document upload/download websites, municipal agency record request websites, data collection applications and other virtual meeting programs (Zoom, Chime, Teams, etc.)
Excellent time management and organizational skills. The position requires simultaneously managing electronic deliverables for several ongoing assignments and operating effectively while remote.
Ability to work remotely and travel up to 75% of the time.
